Even in the USA housing loan interest rates are not a hot topic as they are here as they are fixed for the term of the loan – generally thirty years.
Loans are initiated by the banks but acquired by and guaranteed by Fannie Mae (stands for Federal National Mortgage Association.) It’s a government-sponsored enterprise (GSE) that buys and guarantees mortgages.
The simplicity of the scheme is that a participating homeowner will have their interest rates guaranteed for the term of the loan and whilst the ‘Fanny Mae’ rates may not be as cheap consistently as variable rates at least they are fixed.
We really need to have a similar scheme in Australia where variable loans dominate the market and frequently cause hardship as is the case right now – thirteen increases in three years – and fixed term loans are rarely granted beyond three years and that is for the convenience of the banks.
In NSW much of the management of public housing has been passed on to Social Housing providers, or Community Housing providers. They charge market rent and the tenant gets a rebate according to their income. The houses are often old, brick veneer and tile, with basic bathrooms, no built in cupboards, no garage, no curtains or blinds, no light fittings. In summer they are hot and the security hopper windows do not open well enough to give a through breeze. In winter they are cold, with a gas heater in the lounge room only. Yes, we are fortunate to have the house and the rent is affordable, but there is a great need to upgrade the existing standards as well as build new.
Much more needs to be done on funding public and social housing shortfalls; plus zoning to allow more high density and micro housing, includes regional towns and centres too.
On houses, if younger/FHB, be patient, rent an apt./save and don’t follow RW MSM FIRE agitprop, because it mostly misrepresents the market situation to induce FOMO fear of missing out.
First half of 2024 headlines blaming ‘immigration’ for an undefined housing ‘crisis’; using the NOM net OS migration & international student temporaries; risible ‘analysis’.
Facts, house values over the past decade, using the 7% benchmark requires price to double, have stagnated.
This will continue leading to more affordability as incomes catch up e.g. Melbourne only 50% increase means they are barely keeping up with inflation (apts even more acutely).
So, take your time, work, save and start small vs jumping into a house for FOMO, to then watch your house value decline as (especially) the boomer ‘bomb’ works its way through over the next decade or two….
